The most desirable places on Earth have an influx of foreign investment and tourist visiting. Orange County has been off the radar for along time but more people with money are moving here. Just wondering if you can ever see Newport like WestWood level diversity?

I'm going to say no. I don't want to generalize, but my hometown has a lot of foreign investment. Neighboring city is now 60% Asian by population and 51% are Chinese. We have a lot of Asians in Vancouver! In general they chose specific areas and the other places don't see as much. The most popular areas are near the universities. In general, they'll buy a house here, send their children over as foreign students. The parents will remain in China, etc. They tend to stay around major education institutions VS moving out to basically the suburbs. Here the wealthy areas near higher education are becoming highly populated by foreign investors. While the wealthy neighborhoods further out, see fairly little.
