OP, didn't she already get reprimanded? So she changed her tune toward you, at least outwardly? Since she's now saying to put everything behind the two of you, and get started on a better footing, take her at face value. Give that a shot. Deal with her cordially and in a business-like manner, and don't look for trouble. See if things go a bit more smoothly. If she starts hinting around again to come visit her, or starts getting obstructionist re: repairs and maintenance, start keeping a log of incidents. She may not do that, though, since the owner already got on her case for it.
