I don't know that you are comparing apples to apples here. I live in Oakland and I would not ever go to the location of the house you posted for Oaklad. I'm not familiar and it looks like deep East Oakland so a no-go for me--but I don't know for sure and will never go there. I think your Sac and SJ locations are in good areas so bad comparison.

That's not "urban" Oakland, that's East Oakland and actually not a bad price.

Umm.... OP, this really seems like a no-brainer. In Sac you get 3 times the house in a great riverside location, for the same money as a student rental in East Oakland with a parking lot for a back yard. And I'm not seeing 1900 sq. feet in that student rental. Is there a basement you're not showing us?

The SJ condo looks nice, if. you want to be in the Bay Area vs. Sac., and don't mind downsizing.

You're such a fan of Sac, I would think you'd already be closing on that nice riverfront place.

I took a bike ride on the Sacramento River Bike trail to the Sacramento house.

It is a beautiful home and neighborhood, great day for a bike ride in Sacramento as I had crystal clear views of of the Coast Ranges and Mt. Diablo to the west and the snow capped Sierra to the East.

Ya, the Oakland place is half the square footage than they posted.

That Oakland house is gangland

The SJ location is nice! but not the home. too small, maybe only for bachelors

The sac location wins in house and location, but I have a feeling OP curated the choices knowingly that even with biases, the most logical and best answer was the sac house lol

I usually only visit sac in mid summer, so I never get to see sac at it's most scenic.

Hate to say it, but if I could not afford a decent home in Sac I would move out of State before moving to Fresno or Bakersfield. I am familiar with all 3 and had family in Sac for years. A friend lived near Fresno and just left and could afford to stay there.

2020 was not a good year in fresno. I don't blame anyone for leaving after that. However, things are on the upswing. And One bad year isn't going to stop fresnos rise.
