My dh has accepted a job offer to work in Lodi. We first thought we would buy a house in Stockton but after reading all the threads about Stockton I am scared. Are gangs really that bad? What are should we look into? We always bought new construction but now with all the foreclosures we are worried that the builder will abandon the neighborhood.

There are some very nice areas of Stockton, it's not as bad as many have posted in this forum. Take a look at the Brookside area of Stockton for example.

The Grouse Run neighborhood, campus area, and north Stockton (i.e. Benjamin Holt) are also fine... I lived on Grand Canal near March Lane for a few years, and it was totally safe! The less-desirable parts of Stockton are mostly in the southeast & extreme east, so you can just avoid those if you're looking for something safer. Lodi is a cute town, though, and I wouldn't rule it out either.

We didn't rule Lodi we just thought Stockton was cheaper. As I understand Lodi has growth restrictions so land is more expensive. What should we expect to pay for sqft.?

Hi Suzie02,

I don't know much at all about CA but I do know that finding housing in a good school district has never failed us. Have you looked at greatschools.net?

Even if you don't have school age children, lots of future homebuyers have kidsl and will pay more money for good schools. So hopefully when you move again you'll be okay. Good luck.

Do you know anything about buying in a foreclosure market? That is what we are worried about.

Sorry I don't. We have never bought a house in a market like this (though we did sell one once). You know I would probably never recommend doing this for a relo but maybe you should consider renting. If you think you'll only be there for a few years, it may not be a bad idea.

Well, I have been reading the threads about short sales and when we will hit bottom so now I don´t really know how risky buying really is.
A few weeks ago my husband went into a couple of under construccion neighborhoods. He got the folder with all the info. Two weeks ago looking in their website I saw they dropped the prices by 40K. This week the neighborhood is no longer in the builders website. Like it never existed.
We always bought new so we are clueless on how to buy a resale.
