I have been renting for a wile now and I want to purchase a home now is a good time, I want to get a piece of land and a manufactured home placed on it, How hard will this be? I looked for manufactured homes in Humboldt co but all i could find is homes for sale already made, anyway- i want to be able to pick out the land and place a house so I don't have any nearby neighbors but still not very far from town.... Anyway any advice is welcome.

It may still be possible to get a construction loan for a manufactured home on acreage, but you probably would need to own the land first. Even if you found a seller to finance your purchase of the land, they would have to agree to subordinate (Take a junior position) to the construction loan.

By the way where the heck is Mountain Ranch? It isn't on the City list.
Is it an unincorporated community?
And, yes you are correct. To qualify for a home loan you will need to own the land in order to get a construction loan. Especially now as the loan officers are very "by the book" as they should have been for the last 10 years or so!
