In Alberta, do most homes (owned, not rented) come with appliances? Or do people take them when they move? Here in QC, people take them when they leave.
It's been my, rather limited, experience that most homes include at least kitchen appliances. Probably worth checking with the realtor to be sure, though.

Agree with this. In my experience, properties transfer with the kitchen appliances, but you should check with the realtor. Note that you can also stipulate in your formal written offer that your price includes the appliances. The seller may not agree, but at least you're on your way to negotiating a final agreement.

With new homes, it depends. Btw, some parts of RD is prone to floods.

Fridge, stove, washer and dryer are the standard 4 appliances that usually accompany the home.

In my case we lucked out and got a freezer, dishwasher and piano (?) as well.
