Hi all!

We are moving to the Charleston area with our 5 month old. My husband will be working in mt pleasant and I'm still looking for a job in the area but looks like Most opportunities are in Charleston or mt p. We are looking for a neighborhood with good public schools, sidewalks, nearby park, and other young professionals with families. Proximity to local shops/restaurants nice but not required. Looking for more of a suburban lifestyle with closeness to urban areas. We would like to buy a house around the $300K range.

It seems like Summerville would be a good area but I don't want to be spending an hour commute each way to mt p. Thoughts on James island versus mt p? I've heard Charleston county schools can be hit or miss.

If you're working in Mount Pleasant, I would try and buy in Mount Pleasant. Otherwise the commute will be awful.
You should be able to find something in the $300k range.

Depends what his work hours off and what part of summervile you are living in. During rush hour times it ciuld take 45 mins getting to mt.pleasant but a lil over a hour comming back to summerville but again depenss where and what times. OUtside of rush hour takes about 25mins to get to mt.pleasant which is a easy ride.

If you want to stay near my.pleasent with that price range the peninsula off of clements ferry in wando/mt.pleasent area first comes to mind. safe area and brand new schools and traffic could be avoided depending on which part of mt.pleasant you have to go, but traffic on clements ferry can get iffy also

You can get MtP for under $300K. Go to Realtor.com and search single family in MtP max $300K. You might not get every amenity you want, but it beats Summerville.

You can probably find a suitable house in Mt Pleasant in your price range. It depends on what specifics you want in the house but there's several available that would fit a family of 3 comfortably.

James Island might allow you a bigger/nicer house for the dollar but as pointed out previously, if your husband would need to drive during rush hour, you'll be better off close to work.

There are other considerations too but we'd need more specifics to narrow things down better. Have you ever visited Charleston?

Thanks everyone! We've been looking at dunes west ("outside the gates") and park west - any thoughts on these areas? A few of the houses are pretty close to 41. Is this a fairly noisy road?

We've been to Charleston several times - we have family there but most of them are in Summerville so we wanted some input from those who knew the mt pleasant areas better.

We will be driving in rush hours so I am thinking mt pleasant will likely be best for us. But we are still considering James island. Any schools to avoid?

As a Realtor, I'm restricted from offering an opinion about individual schools by the Fair Housing Act so I'll let others chime in on the schools. I can say that you'll get a baseline to go by at GreatSchools.org and other ratings sites. On those sites, you'll see that Mt Pleasant schools rate highly across the board for the most part.
On James Island, Harbor View and Stiles Point elementary get the highest ratings too and Murray Lasaine is a school that has been transitioning to a public Montessori School and as such offers a great opportunity for those who like the Montessori perspective. My daughter went to Montessori pre-school and I'm a believer. It's remarkable to have it offered for free imo.

Rt 41 gets very busy during rush hrs. It's slated to be widened but that is likely to be some years away I think. Traffic in that area is one of the few downsides though I think it's mostly cars on 41 and not so noisy as Rt 17 is for instance.
