We've been checking around on home insurance policies in the Charleston area. One policy has the flood/earthquake coverage combined, but the rest of the quotes state that the homeowner has to obtain a separate policy for flood and/or earthquake. What's the norm around here? Does anyone ever get extra earthquake coverage? We're in the Hunt Club subdivision in West Ashley...

I haven't had any of my clients opt for the optional earthquake rider. I'm under the impression that the norm is for it to be an optional extra rider, and I'm guessing those who purchase it are in the minority.

I purchased it and am in the minority. I did it because it is very cheap and we are on a fault although it hasn't been very active.

I would certainly recommend that a buyer obtain earthquake, insurance although to my knowledge most lenders would not require it. The same can be said about obtaining "owners title insurance" in addition to the lenders coverage that is required to obtain a loan.
