Here in Arizona the typical property tax rate is about 1% per $100K assessed value.

And idea what the tax rate in Kanawha County would be?

I was hoping you'd get an answer, because I'm looking at the same sort of questions--costs of taxes, living, insurance, everything.

The only help I've gotten so far on the property tax issue, is looking at realtor.com's listings, where they tell you what a particular house's taxes will be if you buy it. If I were closer (not trans-atlantic!) I'd phone a public library in the area and just ask the reference librarian; they'd have a resource or could give you an accurate referral.

I was just looking into the same topic, and have at least some information.

The procedure in WV is as follows:

1) The County Assessor determines the current true market value. Each property must be reappraised every three years.

2) The assessed value is set by law at 60% of the appraised (true and actual) value.

3) The county tax rate is set by the County Commissioners.

Complicating factors include the fact that there are four classes of property:
  1. Tangible and Intangible personal property used in agriculture
  2. Owner occupied Residential and all farms
  3. All real and personal property, not in Classes I and II, located outside of a municpality
  4. All real and personal property, not in Classes I and II, located within a municipality

I believe that different classes have different tax rates.

The school tax rate is set statewide by the Legislature, although individual counties, with voter approval, may add Excess Levies.

Just an example, the property (Class III) we own in Pocahontas County is assessed at $13,500, and the taxes are 130.12 mils (about $170/year).

Heh- I just got the property tax ill for my old house and property in Berkeley County. I have to send it to the new owners..

It's over $2,000 p/yr now. I paid less than $1,000 p/yr 6 years ago..

Good God. My sister pays that (about $2K) in Maryland. I like the Pocahontas $170/yr quote better!

We don't pay any property tax here, but then we're screwed in other ways.

Another thing to consider then; jeez. Househunting is a full-time job anymore.

Don't know about others in the greater Kanawha Valley, but I haven't seen those prices in a long time.
I couldn't tell you what our tax rate it - I just get the bill and pay it.

We bought a piece of property in Chas/Kanawha county late summer last year. I still haven't figured this out but... My first tax bill I'd get will have my address on it but will still be under the name of the previous owner. The reason was either because they only update the records at a certain time of the year or they have that much of a backlog (I forget exactly what he said because it just didn't make much sense to me).

My guess is that you can't find an exact answer on these sites.

Interesting note from city-data.com on Kanawha County: 45.2% of residents keep firearms around their homes
Bet it is higher than that in most other counties.

Just looked at my that Berkeley County tax bill- $2,210.00.

Glad I'm mailing that to the new owners, lol.

Just keep in mind that the $170/yr is for the property (4+ acres) only; we haven't built anything on it yet.
