Thank you for sharing this information with us. I'm embarrassed but I'll admit I'm not sure how to interpret the information. The street I'm curious about returns the value "no records found". Why would that happen? I'm trying to obtain information on a home that was closed on in October.

Maybe you could try to search via the zip code and that would give more results?

are you using a mac? I never can get those searchable observer databases to work on my mac using chrome or safari... it says no record found and shows me a map of midewestern america.

Using a PC.

Chrome gave it a shot. Information isn't there. We used the zip, which of course, covers a huge area.

Guess I'll have to wait and see what happens next.

Thanks for the link. Aside from one foreclosure on my street that went for 34% BELOW tax value, every sale in the neighborhood was significantly above tax value... maybe 30% on average. Our taxes will be higher, the question is how much.

The numbers the Observer are using are OK but the % thing isn't as helpful to determine what the values the Tax Man is going to use which is based upon mean sales data PER TAX NEIGHBORHOOD for non-distressed sales BUT if a hood has 15% or more foreclosures then they will figure that in and if that doesn't work for lack of comps they will figure some other way.

I hope to have links for median sales numbers up very soon. They won't be exactly what the County is using but it will give you some extra time to worry

Post or DM me the address and I'll tell you what's up. I can explain why something might not show up on the Observer's website and give you some ideas for a particular property.
