Charlotte is becoming the top location for relocating people/families. Re Q1: Of course some come without jobs, but it is opportunity (i.e. jobs and cost of living) that drives most fast growing areas.
Re Q2: That all depends on how long DC and NYC are allowed to continue to suck the blood from the rest of the country. Just like many cities have flourished while their outlying towns have decayed, the same phenomenon will repeat itself on a larger scale as political and financial consolidation increase exponentially.
Not everybody who moves here is coming because of a lower cost of living. Some of us have a higher cost of living when we come, and don't move here simply because it's perceived to be cheaper.

I do agree with you.One of the reasons I am moving to NC is due to the high cost of living on L.I. NY($12,000 a year in taxes,$400.00 a month just oil for heating the house,)The other reason is I want a slower pace of life for my family.We are full steam all the time.It is a slower more relaxed atmosphere in NC which we love.
The "home page" of that link and especially the part about "zombie communities" is scary.

Did you read the article? It's saying many of those previously unfinished communities are starting back up again, so in 10 years there should be a lot less of them. I'm sure there are communities like that in Savannah too by the way.
The link urbancharlotte posted was pretty interesting though, I've always wondered what the percentages were as far as which states people were coming from (although that chart doesn't break it down by specific state, and also might include for example people that first moved to Fort Mill or one of the outlying counties and then moved into Mecklenburg).
But anyway, for those that don't want to read the whole study, it says married couple families are about 70% of the people that move here, 18% single parent families and 7% unmarried partner familes. 39% have at least a bachelor's degree. Only about 21% have a household income of $100K+, 30% $50K-$100K, 25% $25K-$50K, and 23% less than $25K (although not sure if that is before or after moving here).
