Advertisements

I recently purchased a one bed/one bath condo in Myers park/Southpark area. I advertised it at the lower price than any other units, but has not been rented for the past month and a half. Is it usual for this time of the year? Or, is it unusual? I thought the Charlotte rental market is very hot.

where are you advertising? Are you linked to any realty companies or brokers?

Yes, I have a management company that is working to rent it out. I believe it was advertised at Craigslist and also at MLS, and hotpad. Is there any other place that the advertisement should go?

A sensibly priced rental on the MLS or Craigslist will get calls within hours of appearing. Are you using a property manager to find tenants, or taking the calls yourself?

If it is properly advertised, with your own phone number, and it is not ringing - then the price is too high.

EDIT: Just saw your reply squeeze in before mine. Fire your management company. They should certainly have prospects within a month. (They should have prospects within a few weeks, really.)

Thank you for the reply. I was just wondering if the market is very slow in general (that's what my management company says). Do you have any idea?

No, especially in the South Park area and if it's one of the lowest priced.

Have you personally checked everything yourself? Look up the listings everywhere, checked to see what others are being rented for etc. I know the management company told you but it's prudent to check behind them in the beginning.

Do you have any suggestions on management company? I understand TR Lawning is the biggest company, but with not that great reputation. Do you know any management company that you are happy with, or that has good reputation? I think I will have to seriously thinking about switching the management company.

Are you truly in the heart of Myers Park near South Park mall? There is a "rental" specialist in that area. I will dm you the info.

Thank you for your input. It is 2 blocks away from the SouthPark mall. So, I guess it is very close to SouthPark mall. Momtothree, if you can send the information along, that would be appreciated!
