I have seen so many houses for sale by realtors but handful of them for sale by owners in Charlotte and surrounding areas. While there are so many postings about FSBO saving money, why do people in Charlotte not try FSBO?
Is Charlotte so dominated by realtors that common people do not even attempt to ?
I've seen plenty of private sales, not less then anywhere else.
A private sale while sound in theory it could be a very looong and tedious process, or not.
Like anything else in real estate, it all about 3 most important things: location, location, location. Rest of the business world calls it: supply and demand.
It matters to common people like us who are not realtors. I understand some properties might be hot and may be sold by word of mouth. But these will be so few that you can count them on your fingers.
Was wondering if people have any experiences selling as FSBO or atleast who gave it a try?
How does it save money when you have to give 6% ? Everyone today knows how to take pictures with a wide angle lens, how to list in MLS using flat fee services and how to post it on commercial websites.
I thought 'common people' implied that it was people other than realtors. But I guess I should have been clearer so that ALL can understand!
I just had a realtor at my house because I was interested in selling and wanted some insight. I am very "up" on my local market, I know how much the homes are selling for, how long they have been on the market etc., etc. Now I called a WELL KNOWN realtor, a group that has commercials on many local radio stations. After all that was said and done the agent said to list my house for the ZILLOW ESTIMATE! Really? That is how these companies do their hard work? My home's Zillow estimate is way under it's actual value and it was an insult! I actually went on Zillow to update my home value and the value WENT DOWN $15,000...all at the touch of the enter button on the computer! Zillow, if you look up many articles, is NOTORIOUS for not having the right value amount to homes. So after the realtors 6% cut and him wanting to under value my property what am I left with? Actually being a realtor must be a good job when the market is going well, you actually have no skin in the game except time spent adding your home to the MLS system and having meetings that a new home in a certain area is on the market. Realtors are right up there in my opinion with Lawyers. The less I spend time with them the better. The problem is they corner the market and will not bring home buyers to certain homes if their cut isn't right.

There's a LOT more to selling a house than taking a picture and posting it somewhere.
I still don't get the common people versus realtors comment. Realtors are uncommon? Just makes no sense, sorry. Best of luck to you with your fsbo.
