Seems like an amazing neighborhood to me. I think those price points are the ones to be wary of though. I don't know how you pitch an offer for some of those homes, but I'd take one anyday.
I just did a quick search through the MLS, this is by no means scientific...
According to tax records 270 owner occupied in PD (not including PDS), currently 43 homes for sale in PD, of these 43, 4 are new construction.
Accoring to the MLS there are 45 homes listed in PDS (not including FSBO's)..I've been through there, but have no idea how many homes are occupied currently....like PD, I suspect the ratio is high.
Amazing how these are all million dollar homes that were all built from 05-07....these were not there a couple of years ago ...just take that into consideration when people think values have "increased"....this will defintely skew the numbers and make people think things have appreciated when all that has happened was humungous homes have been built recently.....

The amazing thing is that they are charging 250,000 for a half acre of dirt. I went to the bank to get prequalify for a mortgage and I am in the top half percent in the United states in terms of income but I dont feel like putting down 300k on a house.
