IMHO I believe we've seen the worst of it. Things in my business are starting to pick up and I think that's true across the board here in Charlotte. Since we weren't terribly over inflated to start with we didn't have far to fall. It's definitely a buyer's market right now but in reality it has always been a buyer's market in Charlotte. Lots to choose from and fair prices.

Me too. Our business hit the bottom in January after a steady 6-month decline. We picked up in February and it looks like we will be just about even year-over-year in March.

The high end of the market in South Charlotte seems to be chugging along fine. Maybe some of the dumbest overbuilt spec-homes are having trouble moving, but that's not what I call a "down market". I call that sanity.

I'm definitely seeing a big "pick-up" in activity in the Charlotte market recently. The buyers are coming out...

If I may ask, what are the property taxes like down there? One of the downfalls up here ( besides the 90+" of snow this winter ) is our taxes are quite high. Mill rates can run in the 20's, which can mean spending 4-5k in taxes on a "standard" home between 2-300k. I don't care if you can deduct them at tax time, it's still too high.
As we consider places for a relocate, being able to buy a nice home that is still affordable, and not get nailed every year for taxes... those are things up on the list to look for. thx
