I rented a house w/o a job. I rented from H & L rentals and they have been great. You need a great credit score. I did have extra money in the bank although I didn't need to show it.
I had a problem w/ renting a house from long and foster. They RE agent was very suspicious acting. I felt the woman believed that I was doing something illegal and should not be able to rent w/o a job. Little did she know that I had sold a house in MD for a considerable profit.
I could have proved that the money was made legally but she was so insulting, I was no longer interested.
Slappy, my post was factual. I was repeatedly requested to show proof of current employment, w-2 forms and tax returns.
You have not been to been to/talked to reps for every apt. So "No apartments or houses are going to lease to you without having a job" is not a factual statement.
When I was apartment searching in Charlotte in early March, I visited Colonial Grand, Camden, and Blue Ridge Managed properties, all of which required the same income requirements that Himain described - proof that monthly income was three times (or rent amount equal to less than 30% of monthly income) the monthly rent amount or a savings account with three times the total lease contract. (typically 25-40K assume low end is $700x12months)
It's my opinion that larger complexes have these more detailed requirements; however, my current landlord in Bethlehem, PA who manages just some personally owned properties did not have these requirements. So if you are in a bind, I would recommend straying away from the larger complexes that are managed by national corporations/companies and focus on local landlords who might resort to advertising in local papers.
When I moved here back in 1996 I didn't have a job & had no trouble renting a townhouse in Southpark. All the complex wanted was first & last month's rent. I paid it & we moved in. They were so happy to see us that they gave us a six pack of Coca Cola, an apple & a roll of TP.
I had been trying to rent a house before I was forced to rent the townhouse. That experience was a bit different. Each owner/management company wanted me to leave a deposit with them to "show interest." They wouldn't accept that you wanted a place till they showed the home to all interested parties. I wasn't made of money so I had to give up on the houses & search for something more reasonable.
I was told by a rental agent that Homeland Security regs now require landlords to get very specific info on renters and also have issued warnings about renting to anyone who could not show proof of employment.
I cannot find anything online that confirms that at all.
