We are trying to relocate to the Charlotte area, within 30 mins. drive. Living in a house that is zoned for good middle/high schools is a must. With our budget that doesn't seem to be easy. Our budget is $385k and 4+ bedrooms. No hoa or hoa has nothing to do with property maintenance etc. And near shopping.
I see a few homes that fit the bill in Huntersville, homes in the 28078 zip seem to stay on the market a while, some over 6mos!
Does anyone have any insight to why that is? Is this the area with the increase in cancer diagnosis?
The link to the first one doesn't work for me. The second one seems to have been on the market for 3 weeks, according to Redfin and Realtor.com. In a market as large as Mecklenburg County, not all houses sell instantly.
Huntersville isn't really within 30 minutes of Charlotte. Look at the I-77 threads if you want to know why these stay on the market for 6+ months. There are still areas in South Charlotte where $375k can get a house and 5 different routes to uptown (none of them being interstate) in 30 minutes. Here's a 5 bedroom one I found with a quick search that's 10 minutes from Southpark (although with Amazon...anywhere has great shopping): https://www.zillow.com/homes/for_sal...17_rect/13_zm/
I wouldn’t really say that homes in Huntersville stay on the market awhile, in fact just the opposite. But sometimes they do if they are overpriced.
There might be a little more supply in that area at the moment though since some of the area (including that street I believe) was rezoned from Hough HS to Hopewell. But I bet as Hopewell gets more higher income families, it’s test scores will improve greatly.
I would maybe question why 3 homes on the same small street are for sale though, as that may mean something is going on on that specific street. I’m not familiar with that specific street but it is in a nice area. A neighborhood under $400K with no HOA and close to shopping will probably be hard to find in much of the area but that one seems to fit the bill.
It does look like there are some power lines just to the north of that street if that it a concern. In fact I wonder if 16539 photoshopped them out of the 1st picture, particularly since it looks like the photos were taken before there were many leaves on the trees. But you can see them in photo 25 of your link. You might not really be able to see them in the spring/summer though. Side note: that one says it has been under contract, so it wasn’t really on the market the whole time it’s been listed.
Do you have a specific commute location? As mentioned, there is a bit of traffic in that area and getting uptown in 30 minutes could often be a challenge. But getting onto 77 at exit 23 or lower is much easier than getting on at exit 25 or higher.
Thanks for all the info! I am disabled and my husband works from home, so no specific commute location. I would imagine there are better times to travel in to Charlotte where traffic won't be as much of a problem, right?

During non-rush hour, and assuming there are no construction or break down issues, its less than 30 minutes from Huntersville to Uptown.
The cancer clusters there are now more widely known. I know a lot of families that have decided to not relocate there because of that.
Btw if you think Huntersville is within 30 mins of Charlotte you’re gonna be very disappointed.. as a reference my husband lives only 7 miles from his job and it can take him 45 mins to get home most nights. He leaves work at 5:30 not 5. .. that’s non highway driving.. his longest commute was an hour 45 when it rained... commute time in traffic will be an hour + easy. Huntersville area is known for having some of the worst traffic around Charlotte

The OP doesn't have to commute so wouldn't be going during rush. I know from personal experience you can get into Charlotte within 30 minutes in non rush hour. Also, you have no clue if there are any people on that specific street with cancer. Once again 18 people in the whole Huntersville area (75K people) have that eye cancer. I have friends that live in the Huntersville area and have lived there for 12+ years and don't have cancer.
