I think a filtration system is preferable if you are on well water to avoid the sulfur smell and those can be rather expensive.

That wd be the reason for not wanting a well..the smell is not worth it to me nor the expense of a filtration system

Where we used to live up north we had a well and septic. If the septic tank is pumped every 2-3 years, generally they are fine. Our well water however was a nightmare. We installed a whole house filtration system and the water was still very acidic to the point it eventually over the years caused pin point leaks in the copper pipes. So I do understand the OP's desire not to have a well. If a septic does go bad for some reason they can cost thousands to repair. When we moved here two years ago I had pretty much decided on having city water and sewer. We found a new community in Mooresville that had city water and sewer and we built our house here on about a third of an acre. We are very happy with it. The downside is of course because we have city services our taxes are higher than surrounding areas without water and sewer, and of course HOA fees as well. But that is all relative because our taxes up north were four times what we pay here. The other downside is our house when it was finished was 362000.00. We hadn't planned on spending that much for the house, but that was the going rate for our community and we liked it here. I believe anything turnkey that the OP is looking for will be in the 300's. No doubt there will be some in the 200's but will probably need renovations which again will raise the cost. Mooresville is a booming area and a great place to live so I don't think prices will go down anytime soon. Good luck in your search.

Thank you! I feel we were misin formed on home costs. Our origi al budget was in the 150s but we had to raise $70000 more! Homes in the lower range are in sorry condition... there cd be no way we cd go in the high 200s..ill keep our search going i know there are some now in our price range it just may take longer...and ill skip the septic and well! Ty

I think originally when many of us were helping you look at the area, we advised you that housing would likely be more expensive here. However, you were initially looking at areas like Hickory, Kaanapolis, Mint Hill, and Salisbury and folks also recommended Gaston County that do have homes in your budget. I think it caught many of us by surprise when you ended up in the Lake Norman area on your limited budget.

Mooresville alone has 77 houses for sale over $1 million versus just 8 in the entire Syracuse, NY area. Mooresville is a desirable area due to lakefront living in big mansions, the schools are good, Lowe's Headquarters is there, many of the NASCAR race teams have operations there, and it is growing. That pushes property values up for all homes in the town (even non-waterfront) and the greater Lake Norman area is pretty affluent.

I think eventually you will find something modest, it will just take time and hopefully some softening of real estate prices.

Yes we have looked in several areas and decided with areas close to lake norman. We took a drive to cornelius on our last trip and loved the area and surrounding areas..little did we know that lake norman wd be more pricey but irs ehere we ended up..we arent looking for areas on the lake..we just want a smaller home in the area ans not looking for any material things, just a nice comfy home..we will find it. We are just tired of apt living and wish things cd move quicker..

Did you get a quote on what it might cost to correct? Or try to negotiate with the sellers? $225K for an updated home in Mooresville on over an acre seems like a pretty good deal to me. And the description says they updated the electrical as well so it doesn't appear they just slapped some lipstick on it. But it has been on the market a little while at this point so maybe it is a bigger issue than it seems. Although now that it has been on the market for a little while they might be more willing to negotiate than when it just got listed.

Pretty sure you were warned that Lake Norman would be more pricey, and that $150K-$200K was a very low budget for the Charlotte area as a whole. For $225K in the Lake Norman area especially you're going to have to make some compromises.

How about any of these which I think are within decent commuting distance to Davidson?

No we didnt negotiate there were multiple issues that wd have cost alot more money. Hence which is why its still on the market. You didnt see the rest of the house pictures...alot of the repairs were cobbed. And water issues. Ill stop now...and we have heard of lake norman but had no idea that these three surrounding areas wd be the reason for the higher priced homes

When she was looking in Hickory, and posting on the mountain board, I thought of Gaston, but never mentioned it because when she asked about driving to meetup with a cousin, another woman and I told her to take 321 to 85 to get to Concord to avoid the lake traffic and she wasn't happy that 85 would take her through Charlotte. Her other sites were further away and I usually didn't open the threads.

Would she have better luck to look in Denver?
