Also around abouts how much do they cost? I'm guessing $200-$300 is pretty average? I think that's what we paid last time, but I don't remember who we used . Lol.

You need a true independent inspector, a web site has a list of them that does not associate with realtors, the best one I know about is Bruce King 704 301-3207
