Neighborhood lingo. (real estate, neighborhoods, subdivisions)

I am trying to find a list of "neighborhoods". I might not be using the correct word so let me explain. I am looking for a list of those housing communities that are built with pools and amenities. I keep stumbling upon names (eg. Highland Creek, Winding Walk, Shannamara Divide) but I want to see if I can find a whole list of them so I can see what is out there.

So I am asking two things:

1. What are these "communities" or "neighborhoods" called. (I'm sure some of you will have some fun snarky answers but I am, in fact, looking for the actual title so I can google.)

2. Does anyone know where I can find a comprehensive list?

Looking in upper Union County and the edge of Cabarrus (up there by Highland Creek).
