Hello Everyone,

I recently got a job in Downtown Charlotte and I was planning to rent an apartment but looking at the prices of homes, it's probably better to buy something there. As I said, I'll be working downtown and also plan to go to UNCC in the fall 2010. I'm looking for a house in the 130's. Found one I really liked in the Idlewild South Neighborhood. I loved everything about the house (went to see it) It looked like working families when I visited but I'm unsure about the neighborhood. I would really appreciate any advice

If you want to get a good idea of what goes on in the neighborhood you can do a search at Community Crime Information System. You can find out what calls for services and crimes have happened near that address. It will even break them down by block.

In your price range I think you would be better off in a different area. I grew near the area you are speaking of. I also have friends that live over there and the area has slowly been getting worse over the years in my opinion. You also won't have much of a chance for increasing property values over there unless you are getting a foreclosure at a great price. You might want to look in Sheffield Park, Windsor Park, Oakhurst, or maybe even Plaza Acres. All of these areas are in the 130 price range and I have a feeling that property values around these areas will increase a lot faster than where you are currently looking.

Congrats on the new job I agree, it can be a great time to buy a house.

When it comes to where WT Harris and Idlewild intersect, Idlewild South is in the best of the four quadrants surrounding that intersection. I personally would avoid sections on the other side of Harris (on both sides of Idlewild). Generally, the further you go down Idlewild away from Harris the better things are. You can check out the Charlotte Mecklenburg Police website to see crime maps of the area to see what the whole area is like. In sum, I think in your price range you could do a whole lot worse, so I wouldn't say to completely avoid it.

A quick check on the MLS shows one house priced at $130K in the Idlewild South neighborhood. The next closest home (in list price) is $99,500, the rest are lower that that. Highest sold price in past 6 months was $111K. Please have your realtor go over the comps with you -- and make sure you understand -- before you present an offer.

Thanks so much for your help guys. I understand that at that price, I won't be able to afford anything like Dilworth. I've been looking at the areas you suggested but can't find anything in that price range...)-= I just want to make sure I can go out and walk my dog with no worries. The house I've been looking at it's a great deal and it's got everything we need. My only concern is safety. Don't bother much with the schools because we don't have children and don't plan on having them for a while. Thanks again for all your advice.

Do you absolutely need a house? There are some very nice townhome communities that would work for you.

Not sure how you feel about commuting, but for 130K you can get an pretty nice house out in Concord/Kannapolis. I'm in Kannapolis, it's a pretty short drive to UNCC (20 min.), not sure time to downtown but it's not too bad. Just wanted to point out this area if you find you need to cast a wider net! Good luck, I'm sure you will find something you like!!
