DH has accepted a position at UVA, and our family will be moving to Charlottesville in March. We'll need to rent until we sell our current home, so we're looking at duplexes, townhomes, and single family homes in the Charlottesville area. I have found some possibilities that we like very much, but they're a little outside of our comfortable price range (~$100-200). Are rent prices in Charlottesville negotiable, or would owners/agents give me the evil eye if I asked for a lower price? I suppose it may depend in part on many rentals are vacant at a particular time.

I'm of the opinion that it never hurts to ask although, as you said, it may depend on how much inventory is available at a particular time.

Congratulations on the new job!

It's highly unlikely you will be able to negoiate rents due to the constant stream of students and professionals needing housing. But...you can always ask but don't be surprised if you are turned down.

Moosevine, did you try to negotiate? Did it work?

No. So far, I haven't heard back from emails I sent, and I haven't had a chance to call anyone yet. I have spoken with a couple real estate agents in the area who said I should at least ask.

Just back from a trip to Charlottesville. In our experience, rent price wasn't really negotiable, but we were more successful getting basic cable thrown into the deal. Not huge, but it still saves $25-40/month in the budget.

I know it's a little late with this reply. It seems like you've already settled on a spot. But, for future reference, EVERYTHING in real estate is negotiable. Just make sure you put it in writing = your agent is bound to present all offers regardless of what s/he thinks of the offer.

There were plenty of times as an investor and as an agent that I wished someone would make an offer so that my property wouldn't sit empty any longer. Speak up !!!

The OP was looking for a property to rent, not to purchase.

If I may ask, what were then rent prices you have been given and for what type of units?
