PG has for quite some time now been the most affluent majority-African-American jurisdiction in the nation.

And I understand that the reluctance for high-end retailers to set up shop in it gives the residents and the county government fits.

But then again, the MHI in next-door Montgomery County is some $20k per year higher. So they go there instead.

Exactly. This list is good for one thing only, listing counties with median income over $80K. After that you need to break them down by population size if you want to make any comparisons amongst them. How can you compare Kauai (65,000) vs Honolulu (975,00), or even two large ones like Santa Clara (1,700,000) vs Orange (3,000,000). Many of these counties, including several at the top, have populations <300,000.

As we all already know, $100k in Texas is MUCH different from $100k in California.

If cost of living was taken into account then Douglas County (CO), Delaware County (OH) and Williamson (TN) counties would probably be the winners since they place very high on this list despite being in lower to medium cost of living regions.
And I always find the more populated counties to be the impressive ones.

For example, both Montgomery Counties (MD and PA) have around 1 million residents and to place that high on a national average is very good compared to a county with 100k residents.

If they would make the parts of PG County outside of the I-495 Capitol Beltway its own county then it would easily have an MHI of over $100k.

And its a good thing that high-end boutiques are not setting up shop there. Those places just tempt people to waste their money on crap instead of on stuff that really matters and adds on to net worth.

Loudoun to me, makes a lot of sense actually, because it is completely an outer Beltway county, and only about 400k people. I've noticed how MoCo, MD which is still high, has slid some down these lists because of one the growing population over 1 million, and two the inner beltway growth of lower income people mostly immigrants which has dragged down the average some.

Howard County, MD is another outer Beltway example that like Loudoun, is almost completely suburban, with not really any super dense urban places where you would pull in more low income folks, aside from a few apartment complexes in Columbia/Laurel. Therefore its average stays pretty high also.

mjw119 posted that the presence of a major urban center can cause a county's income levels to skew lower. It should be noted that the 5 counties in Illinois on this list (Kendall, Du Page, Lake, Will, and McHenry) are suburban counties which surround Cook Co., where Chicago is located.


Obviously, many residents of these counties benefit from employment in the central city of Chicago. This is reflected in their being included on this list.

True. I don't know about the part of the county further from DC (western Loudoun) but eastern Loudoun is almost ubiquitously upper middle class. There are of course some small pockets of low income housing in places like Sterling Park but for the most part Loudoun is universally upper middle class which makes it interesting for a county with about 400k residents.

But also everything there is still relatively new, it'll be interesting in 20 or 30 years once the current housing supply ages if it'll still be that way.
