Not so much unless counting late night frat scenes in/around Wall Street. It's also probably important to discern the types of street activity as well. I think most would find St Pete as active and more desirable.

Perhaps 15 years ago I could agree with this. Wall St isn't the center of activity like it used to be, at all. The street activity downtown is far from being just rowdy "frat-like" night shenanigans, and has matured into a much more diverse, residential feel. And it should be expected, as the downtown population is significantly higher than it was back then. This is especially noticeable East of Rosalind. Honestly, I don't know anyone who hangs out at Wall St., aside from watching OC games on the big screen (which is kind of cool if you can't attend the actual game at the stadium. Similar to Thunder Alley in Tampa.)
I'd be interested in seeing daytime population numbers for all three, as well as updated population numbers.

I'll give a slight nod to St-Pete for having proper retail establishments downtown -- something that Orlando and Tampa botch lack for some odd reason. Especially bizarre considering Orlando has Park Ave in Winter Park right down the road... So demand is there. I expect this to change soon with the new college campuses.
Downtown Orlando's two stadiums do give it an additional punch though, as on any given night, something is going on at one of the two places... And Sunrail is free for eventgoers, and PACKED during those nights. Speaking of which, the addition of the new line to the airport, and the upcoming night/extended hours and weekend service, will surely give it an extra boost, especially considering the results seen when the train operates during games/events. Sunrail has also fueled a ton of TOD... It's certainly not perfect, but at least it's there, and major improvements are being made.
I'm surprised there are still no plans for proper transit in either Hillsborough or Pinellas County... St-Pete could easily be solid #2 in the state, if only slightly behind Miami, if there were better/easier access to downtown. If not rail, at least proper BRT or something.
