Raleigh, NC has the fastest growing metro in the country. I go to Raleigh twice a year, and i notice the change every time i go; my GPS cant keep up with how fast its growing.

Yes, and eventually Raleigh wont be able to keep up with itself either and it will crash.

I wouldn't place any bets on that happening. It's a diverse economy with strong fundamentals anchoring it - namely, education and research.

Phoenix also had tremendous growth with +1 million growth. Although Houston grew by 39867 more people than Phoenix, Phoenix had a change of +34.2% vs. +24.43% for Houston.

Yeah, that's right.But maybe the immigration law will slow the Phoenix pop growth !

Had it not been for the Recession starting in 2007, Phoenix would have grown more than Houston.
The last three years have been rough on Phoenix and Las Vegas.
