I am looking for help from some locals who know the real estate market... I live in Littleton, and my father/stepmother are looking to relocate to COS from the Atlanta area to be closer to me and my stepbrother who lives in NM. They are retiring next year, and are looking for a property to relocate to temporarily (maybe 1-2 years), and then hold onto as a rental for some additional income. Where it gets a little tricky is that my father is having knee-replacement surgery this year, and they will need a house with few-no stairs on a fairly level lot. I have been tasked with helping him find some properties in COS, but I am not sure where to start. I love COS, and looked into living there myself, but my requirements are a lot different than my father's, so what I have learned isn't really helpful in this situation. Can anyone recommend some neighborhoods in COS that are less hilly, with rancher or split-level style homes in the 150-170K range? Preferably safer neighborhoods that have decent schools and are relatively close to essential shopping (grocery, bank, etc). I am more concerned about safety than school quality, but being near a decent-not necessarily great- school will help them attract tenants in the future. I am willing to drive down and scope out places in person, but I just don't know where to begin. Any suggestions are greatly appreciated!

Suggest that you contact a few real estate agencies in the COS marketplace and give them the parameters of your search ... price range, style/size of house, rental marketplace, "safe" neighborhood, school district, etc.

With the time frame you've got until their relocation, what is in the market today will most likely not be around next year. Perhaps it would be a better use of your time and an agency's time/expertise to wait until it's closer to the retirement of your folks.

At least you'll have put a agent or two on alert that there's a inquiry about a price range/house type and they can keep an eye out for such a property coming onto the marketplace.
