I have 0.05 acres in divide colorado. Is that big enough for a leech field? I’d like to build a tiny house

I doubt if anyone on here can answer that, your best bet is to contact the regional building office for the city or county in which that lot is located. Off the top of my head I'd suspect that 1/20 of an acre is not enough for them to issue a permit. You might want to call a contractor who does that sort of work as they surely should know what's required.

Wouldn't an apartment be a better choice?

I'm not sure if you are asking about legality or practicality. As Mike said, the legality issue can be settled by the regional building office.

In terms of practicality, it depends on the context. If it's 1/20th of an acre that is surrounded by forest and backs up to National Forest land, it might be fine, particularly for a tiny house. In most neighborhoods, it wouldn't be enough to put a normal-sized house on.

1/20 acre = 2178 sq ft. Parcel configuration would also figure into this. That is a small size lot that sounds like its an oddball piece left over from a survey. I doubt its a nice rectangle.

I've seen references that say the lot size is typically 4500 to 9000 sq ft for a 3BR home depending on how well the soil percs. If tiny homes are allowed in the jurisdiction they'd be the ones to check with on lot size and permit needs.

I don't know about the covenants or exactly what reg building allows, but that is plenty
for say a footprint of 1000sf, right?..parking can be figured out.
That's 50 across by 20 or 40 x 25, for example. Then go up, , have the stairs be on the outside...
for a studio ---or for your teens or company. I think there's hope.

It's cold there, you will thank me if you are sure to create a Mud Room entry way, keeps so
much cold outta the house....and dirt! 5 ft depth is good enough to take boots off. (Backyard smaller entry, also, with shelves)
