My son will be transferring to USC next fall. Since he is a transfer student, there are no on-campus living options for him. We are looking for a student oriented apartment complex. Most right around the campus are out of our budget. But we've found a couple near the stadium that fit our needs. Here is what we are looking for:

Student population only.
Each tenant is only responsible for their portion of the rent.
Free shuttle to campus.
Decent ratings. No bug infested, run down properties please.
Budget of $500 to $575 month.

The 2 we are looking at right now are University Oaks and SC Suites. Both of these are behind the National Guard near the stadium. What other options are out there?

My daughter lived at Aspyre her senior year, (2011-12). It is off Assembly not far past the Strom, very safe complex with amenities. At the time her share of a two bedroom furnished apartment was $550.00 a month. I believe unfurnished was cheaper.

You're not going to find a complex that is 100% student housing only, but I'd say most of the ones (but not all) of the complexes marketed towards students prob have at least 80% student pop.

The HUB is a bit pricey for a college student. The rents listed on their website is per person rent, so a two bedroom can be around $1,300-$1,400 total for the place if I'm remembering their prices correctly. However it is fully furnished and you'll never beat the location.

There are a couple out there.

Stadium Suites,
U Oaks,
The Woodlands,
Copper Beach,
Aspyre

Aspyre is much more expensive than 550 a month nowadays.
I would say Uoaks over SC Suites any day.

There's one more apartment complex that I can't remember the name, right off the bridge in cayce. I know they have really cheap, furnished apartments. Definitely in the 500-550 range

Aspyre has gone up. It is now $635 for the cheapest unfurnished apartment and that does not include electricity.

Why would you pick the Oaks over SC Suites?

Better Room layout in my opinion, and closer to the stadium.

However, one you should also consider is Riverside Columbia. for a 4 bedroom, 2 bath it's $495,
and a 2b2b is $595, fully furnished, with water. Probably the most cost-efficient student housing out there.

This is showing my age, but I lived in riverside estates (then university commons) when I was in college and if was $300 / month for the 4 bedroom and $400 / month for the two bedroom. That was per person of course.

This was around 2001-2004
