UC's campus is becoming very modern looking...I mean very modern...really it's what you would think a true urban campus should look like...or at least becoming more and more like that.

Miami's campus is much more traditional looking...all the brick is the same whether it's an old building or new building...it all looks like it fits.

The part of Marietta visible from the interstate is pretty depressing--just another suburban slurb. You're right that SE Ohio contains some economically depressed areas; the current quandary is oil and gas development, which is infusing cash into some places but causing more environmental hazards.

To see Marietta, though, a person needs to park the car and wander around downtown. The river trail, as its name suggests, winds along both rivers through park areas and residential neighborhoods (some lovely, some run-down), and the Front Street shopping district is charming. The city arboretum leads to a major Hopewell sacred site adjoining what is now Fourth Street. It and Fifth Street contain a number of historic homes, one of which, known as the Castle, is open to the public.

Travel & Leisure was very complimentary about the Ohio University campus in Athens.

Surprisingly, their #1 pick was just outside of the downtown of a fairly large city:
