I rented an apartment in NH about 2 years ago, always pay my rent on time.
I have an issue that I've no idea how to solve - there are some minor things needing repair (shades won't go up, they are fully unrolled, kitchen sink is leaking a little). I called landloard several times and he promised once that he'll send someone, but didn't. The last time I called he said he can't go in anymore to fix things, so I should call someone myself.
So, how do I undestand this? Do I call someone to fix things and send the bill to the landlord?
I'm also worried that my security deposit will go down the drain on some pretext from the landlord, considering he won't even do repairs on the apartment.
As additional info: I'm a student and a foreigner and will be moving out in August.

Your suggestions would be very appreciated!

Is the kitchen sink leaking from underneath or from the spout where the water comes out? The shades sound like a minor thing. I would simply email him or get in writing whether he wants you to replace them and take it out of rent or not.
You could always replace them (you can get some cheap) and then when you leave...take those you bought with you and put back up his broken ones.

To fix the shade. Pull it all the way down slowly and gently. Then take it off the bracket holding it to the window. Carefully and very evenly, roll the shade up manually. Make sure all the edges of the fabric are even. Then put it back in the brackets holding it. It should work now.

To fix the kitchen leak. Contact your landlord via email. Repeat your request. Make sure he responds to you via email. You want a paper trail. If he again says he won't come out to fix the problem, ask him how he would like you to handle it. He can have you pay a plumber, then he will reimburse you. Or he can take it off next month's rent.

Whatever you two decide, make sure you get it in writing and print out and keep the emails.

I'd add, assuming you have a lease aggreement (written), I'd reference the article specifing where he is on the hook for the repair..saying something like "Per article 3 of my lease,...".

Shades arent landlord responsibilty. Windows are. Not shades. Thats something you have to fix or replace, but be careful, if they were included when you moved in then you'll be responsible to have them the way they were when you moved in.

Kitchen sink leaking from top or bottom??? From top no big deal, from bottom then they need to get there to fix. Thats landlord responibilty. Who pays for water? If Landlord does, dont sweat it. Unless its from underneath and causing a puddle/flood/or cabinet/floor damage.

Get things in writing or texts.

The landlord pays for water and also the sink leaks on top (where the plumbing is mounted) and only when there's water in it (I mean when the outlet blocked to wash things in water). So, I'll just leave it at that.
The shades on the other hand worry me. I tried all of the above fixes, but it doesn't work. The flat pin just turns around in the bracket, so the entire shade fully unrolls even if the spring has a normal tension. I think the problem is the bracket for flat pin. It must be slippery or something (though it looks normal to me and I did't exert any huge force on the shade). I'll try to get it ay homedepot and try to replace it.
