I'm looking at buying a multifamily rental property in southwest Naugatuck, in the general area of the Spencer Street and Lewis Street intersection. It's older construction and would rent out at slightly below average rents for Naugatuck overall. From what I've read on this forum and elsewhere, it seems like Naugatuck is a decent town for people looking for more affordable housing prices than can be found elsewhere in that part of Connecticut, with the caveats that the schools are mediocre, there's not a lot of culture, and some parts of Naugatuck aren't particularly attractive. But crime isn't a huge problem, and it's a perfectly fine place to live.

Do you think that's a fair summary of the area, and if targeting the workforce or blue collar housing market, are there any reasons why that part of Naugatuck might not be attractive to people?

Depends what you view as “culture”. It’s a very diverse community so I’d argue it has more culture than many other CT suburbs.

It’s a working class town with a mix of Caucasian, Hispanic and a lot of Portuguese residents. Crime is low. Schools perform meh. It’s not a particularly attractive town overall, but it’s affordable.

Naugatuck is becoming worse each year with ridiculous taxes and an invasion from Waterbury/Bridgeport residents seeking section 8.

Naugy has a lot of cultural diversity/identity.

That definitely isn't the most desirable part of town, but it's close enough to route 8, and the back roads to Oxford, to draw from a number of employment pools.

Naugatuck's population tends to consist of Portuguese families who have been there for ages and Waterbury residents who were able to escape the city.
