I wasn't at the meeting, but the H-C said the developer is planning on installing traffic lights at Doris Drive which will be the main entrance into the shopping center. I think Chocolate Drive is too close to the existing traffic lights at Hwy 111 to add more lights. The developer also expressed willingness to widen 10th Street around there to help with the increased traffic.

That's kinda what I was afraid of. Also, I don't buy that line of being too close to another signal. It's not much closer than the lights up the street between the 111 ramp and Burton Branch. Ehh. There would either be a lot of wrecks or they would need to alter Chocolate Drive to no left turns. I guess we will see.

I talked to Ben at Chick-Fil-A not too long ago and he said there won't be another Chick-Fil-A in town for quite awhile. So that one can probably be marked off the "list". I also talked to another employee of his and they are considered one of the slowest stores in their region so it sounds like they would have to get a "lot busier".



I wouldn't mind another Wendy's on that side of town though.

Yes, that left turn from Chocolate Dr to 10th St is already difficult at certain times of the day. It will be nearly impossible in the future if this goes in.

Also, lots of semi trucks turn left there from Russel Stover. They will need to make this feasible for that traffic too. I don't see them wanting to turn right and go down Old Kentucky Rd to 70 to get to 111.

Kroger rumor hasn't completely died, but I still believe the grocery to be a Food City. Interestingly, Titan Development appears to be trying to put a Food City in Baxter as well in their planned retail and apartment complex development provided the necessary utilities are worked out.

Cookeville City Council, not surprisingly, approved rezoning that would allow this shopping center to go forward. But it's still not a done deal. The city council has to approve it a 2nd time at their next council meeting in two weeks, and then the developer needs to present final plans to the city planning commission for their approval. As predicted, the city council wants to make sure that this shopping center will blend in with the more upscale nature of the surrounding neighborhoods, and they'll likely require the developer to share the cost in widening 10th Street around there in addition to other infrastructure improvements.

Greg Brown, the Director of Public Works for Cookeville, was on Matt Swallows' radio show yesterday talking about this proposed shopping center and how it affects the public works department. Mr. Brown pointed out that the proposed shopping center property doesn't go all the way to Chocolate Drive, that Doris Drive will be the eastern limit which is why there's going to be a traffic light there. He also said that the developer will share the cost in widening 10th Street between Hwy 111 and just west of Old Kentucky Road.

Cookeville City Council voted to approve the second and final reading of a planned commercial rezoning along East 10th Street Thursday.

Council also approved a shared-cost agreement with Titan Development to expand East 10th Street from two lanes to five, including a center turning lane and eastbound turn lanes onto Old Kentucky Road and the proposed development.

Several restrictions regarding the project will go into effect once the retail buildings are constructed. The rezoning prohibits businesses such as tattoo parlors and night clubs, and requires a sound barrier along the southeast and southwest corner of the property.

In his radio show yesterday, Matt Swallows had a couple of representatives from Titan Development as his guests. The last half of the show was about this proposed shopping center. In the discussion, the developers said this shopping center is going to be designed to be "upscale" and an "attractive neighborhood center." They also said that in addition to the grocery store, the rest of the tenants will be restaurants, retailers, and financial institutions, some of whom are already in Cookeville and some which will be new to the area. I sure hope we find out soon what they will be.
