Hello All

I have been reading through the forums and have always found the information posted by other members very helpful.
Me and my husband are planning to buy our first home on Pedernales Trail in Valley Ranch area in the Hill side estates of valley ranch community.

1.The builder for this home is Sovereign homes. Have never heard of these builders, any insight on their build quality is highly appreciated.
2.Also there is a high tension wire (carrying high voltage electricity) a couple of blocks from this home. I am concerned if it might cause health issues or something.
3.The elementary is Freeman elementary. Is this a good school?
4.Also is there any landfill dump area nearby or any known sewage/ drainage or flooding issues in this part of valley ranch?

I cant answer any of the other questions, but if schools are important to you, check out homes in the parts of Valley Ranch zoned to Coppell ISD (west of MacArthur). It seems like a shame to pay the premium for Valley Ranch and be so close to great schools (not that Carrollton-FB is awful, but not as good as Coppell)

But that is just my 2 cents

I've sold quite a few homes on Pedernales over the years and do love the area. Sovereign Homes was one of the best builders around but went out of business around 2005-6 time frame. They were fairly cutting edge with many of the modern designs. They built beside Highland Homes in many communities and both were 2 of the best around. Sovereign must not have watched their $$ and actually gave away too much. It was very disappointing when they went out of business. For people who know builders, their name still means a good home.

The CFBISD is a very good school district in the area. There is no sewage or dump in the area.

It's a good area built by a good builder.

I owned a Soverign home in Vanch Ranch on Edgestone many years ago. It had a beautiful canal view. It was a great house. There's a similar house on the market on Forest Glen right now, the whole BeaconHill section in Stonegate are Soverign built houses, just really nice places. I love that area.
