anything over half a million opens up options in Richardson more so than the quarter million range. In Plano, though, pretty much every mcmansion on a 30 ft lot seems to be pushing $500k.
From my experience, if it's listed on redfin and shows more than 5 days on the market, there's some compelling reason why it isn't under contract.

Hmmmm...google told me that "blurbs" means something like creative work or advertisement? So the more expensive houses stay longer on Redfin and Co. cause they need more time to advertise them?

I thought it's just about supply and demand.

lol meant to type burbs but iphone's auto correct changed it to blurb ...it takes longer on average as their aren't as many buyers in luxury home market as in utility home market market ... getting approved isn't as easy as it used to be

We don't really have McMansions in most of Richardson.

Seriously? In my numerous visits to places around Main street east of 75, they are nothing but remnants of cookie cutter homes all over the place from yester years. Sure they have mature trees now but they clearly resemble the McMansions of the past era of double digit interest rates.

There are a lot of nice homes in Richardson but what I mostly see are older established homes. Maybe this is because Richardson has been built up for some time now. The yards are much more mature than where I live in the Murphy/Wylie areas but my guess is a lot of them are also outdated on the inside.
