I think there's a lesson here for all sellers this year. If you don't have to sell, wait another year because the real estate market's prior couple of years is impacting appraisals right now. I am probably going to wait now, after seeing this problem cropping up pretty regularly.

I think they are just playing by math rules and actual comps vs factoring in what everyone assumes will be future appreciation and wishful pricing
