lot of people live on top of one another and have no yard, but personally, for that kind of money, I would rather go out to the country and buy some acreage and put a modest house or even a manufactured house on it and have the privacy (and much lower taxes).
Plano by Texas standards is dense, so if you are looking there, you aren't that interested in country acreage, at least not at this price point.

I'd head for McKinney or even farther out. It wouldn't take that much longer on a commute and you don't have to smell your neighbors' pharts.

Thanks guys...I just typed 5 bed 4 bath up to 500k and Plano built after 2004 and this came up. Was curious about the price. Good to know it might be a builder issue...plus and this may be picky... But I prefer wall oven microwave combo and this home didn't spring for that plus lot size of 6500 is smaller than the lot in richwoods...

Lol on the neighborhood farts.... One reason why our search has opened up.

I guess if square footage trumps quality, it's probably a good option. Why not look into a slightly smaller Darling, Drees, Highland or resale Huntington Home?

Another I'm no expert, but that price per sq ft seems low to me, as well. Perhaps the house is overbuilt for the area?

Just a small clarification, it's not a Grand Home. It's built by Wall Homes. I used to sell for a builder in that neighborhood back in 2008. When the bust happened, several builders went out of business and Wall was one of them. Dr. Horton much later purchased their lots. So there were several builders in the neighborhood, Grand, First Texas, Wall and the custom one I worked for. Many lots were not very desirable as they backed to power lines but they still sold pretty well. The lots are very large average 85 X 145 and some bigger. There's a small community pool too.

Even then when the market was down, everything in that neighborhood we were selling was from the high 200s to low 400s. All the homes had a very good finish out. This home doesn't have some of the finish out that Wall was putting in their homes, especially the handscrapped wood floors. It could be one of the homes that was finished by another builder.

I used to live in McKinney and depending on where you are commuting, you are incorrect on both counts. I always loved McKinney once I got there, but hated every minute of getting there. Life is too short to spend a hour each way in a car.

The lot sizes weren't anything to speak about either.

Not really (although it was $25k less last year) But it is 5100 sq ft which is way more home than many people want. It's more overbuilt for the area.

Can you imagine the electric bill on this home ? I'd bet in the summer it could easily run $400-500 a month or more.

That's exactly what I was thinking.
