Sorry to piggyback on this conversation- we are moving this summer too and I will be commuting to Dallas downtown to the Baylor hosp. Can anyone comment on the real commute time between Coppell and downtown, Carrollton and downtown. We are also considering Irving with Coppell schools- Valley ranch? What would that commute be like?

No worries. It all helps. Are you looking at areas besides Coppell, Carrollton and valley ranch?will you be renting first?

Unfortunately, from almost anywhere to downtown, with the exception of Uptown, is a lengthy commute, fraught with pitfalls. There's no good way to get there as every route is typically congested, N, E, S and W.. No, it isn't a Chicago, NY, LA or Houston commute, but it is still an endeavor.

We like both areas for similar reasons. SL has no apartments, very limited development land remaining, reasonable prop tax rate for a city with no real industry (2.50) and a great ISD, Carroll. CV is great as well but a slightly different feel compared to SL. It has a great ISD as well, Grapevine/Colleyville. My suggestion is to visit both and drive the entire city so you get a feel for the entire footprint. The SL price of entry is higher, than CV, and out of reach for many.

What's your budget? That's going to be one of the factors.

Yes, Southlake has no apartments. Colleyville does have some apartments. Valley Ranch has a LOT of apartments and a big Desi (Indian) population if that is important to you.

All of those are going too be a long drive to Baylor mainly due to the traffic. The good thing is that it would be possible to take the TRE train and DART rail as an alternative to driving. It might not save time, but it would save some stress.

Smiles_chicago - the commute from Coppell, VR or Carrollton to Baylor Dallas would be rough. I think it would be at least 45 minutes but likely longer. My husband does a reverse commute from East Dallas to VR and it is at least 30-40 minutes in the morning and an hour in the evenings.

My husband can get from Coppell (near Belt Line) to UTSW in 25ish minutes in the morning...you would need to add another 15ish to account for the extra drive to Baylor. Unfortunately downtown is always congested :/

Thanks Guys! Our budget is 500Kish. VR seems loke an option (commute + coppell schools). But you guys know better. My daughter will be going to fifth grade this fall and son will be attending UT Arlington as a freshman.
Any ideas on where to buy to keep the commute to Baylor dt in check (husband works from home - so jealous) and have good schools?

Southlake is out of your price range unless you get really lucky. $500k is entry level there.
Colleyville will be a good fit. There's a brand new apartment complex by the Target on Glade Rd at 121 that has great schools!

Remember that Coppell has significantly higher property taxes than Colleyville. You will spend at least $1500 more annually on taxes in Coppell vs Southlake.
