Hi,

Can folks share experience and suggest builders to built in HP/UP. I am not looking for a "luxury" builder but an average builder who does a good job. Our range is $2M including cost of land. we are looking at a 4000-5000 sqft house.

People pay that and higher for existing homes that size in HP/UP. However, you might see if you can pull permits for new builds in that area and find out who the builders were

Call the city permit dept and ask if you can find out all the new builds in the past 24 months and who the contractors were

I don't know if you are going to find any "average" builds as the price point in HP lends itself to a certain minimum "luxury".

Tatum-Brown is building one on Lorraine and Armstrong that is relatively not crazy if you want to check it out and I think it's at a good price point relatively speaking.

Other guys I like:

Jeff Gilbert, Gilbert Companies
John Young, John Young Construction
Rusty Goff, Goff Custom Homes

Do you already have the land in mind or are you looking for a builder that has a spec home?

The list of builders will vary wildly.
