I am thinking about buying in Frisco Lakes. I would be commuting down the 423 to the 121 South every morning about 7:00 a.m. Any feedback on the drive (about 5 miles from house to the 121) would be appreciated. I have heard horror stories about the rush hour commute down the 423.


Any feedback on the evening commute (about 5:30) back up the 423 will also be appreciated.

It takes about 20-22 minutes. I sometimes take that route, but often take Stonebrook to DNT. I live in Phillips Creek Ranch, but closer to Teel.

You must be from CA? We don't say "the 423" just 423. And 121. At rush hour I would think that would take closer to 30-35 min. There is a LOT.of construction on 423 which slows things down a lot. You are limited to one lane until you get to Kroger.

It's 25-35 minutes depending on traffic. Sometimes even more and then whatever time you need to get to work after merging onto 121.

use waze and it will reroute you to different lanes, but yeah on an average close to 30 minutes

Yes, I am from Southern California, and we do say "the" in front of every freeway number. I have been here 3+ years now, but old habits die hard. Thanks for the feedback. I am considering the Flower Mound / Highland Village area too, so I think I will concentrate more in that direction. I appreciate everyone's comments.

Good deal. I did the 423 to 121 commute for two months this year and wanted to scratch my eyes out. It was terrible! We have since moved and my job relocated me to a different part of town. I now commute down main to the dnt. It's wayyyyy faster!
