Looking for advice! My family are moving to Dallas from southern CA next month. I have never been to Texas before and are currently looking for homes to lease (we'd like to lease for a year first before buying). I have spent the last few days looking at houses in Southlake, Colleyville and Trophy Club and am not seeing much in our price range. We would like to spend a max of 4K a month. All the Southlake homes we saw are pretty dated and Trophy Club seems very isolated to me. Important factors for us are:
Great school district
Updated home
Manageable commute for my husband (he will be working near intersection of 635 and Dallas North Tollway)
Trails and parks nearby

I'm looking for a diverse community with some good restaurants. Would you recommend West Plano or is Southlake area where it's at?!

Plano for sure. Those areas you mentioned would be a soul-sucking commute.

For commute purposes, I'd focus on West Plano. 114 to 635 from Southlake area is a pretty rough commute.

West Plano has everything you're looking for re: schools, diversify, shopping & restaurants, great park & rec system, etc. I wouldn't focus on updated homes exclusively since you're just going to rent for a year, but do pay attention to the sales prices of updated homes as you'll be wanting to buy in the future.

I'll 3rd the general notion that excepting Plano of course the other cities are too far west for reasonable commutes. Just because others do it does not mean you should.

Maybe take a look at cities like Frisco, Prosper, Allan portions of McKinney and see if any of these offer a mix of life-accoutermonts that would be acceptable. My guess is you will hone in on Plano itself.

You'll get shortest commute, best schools, lovely parks & trails, advance healthcare, great dinning options, abundance of shopping, quick access to airports, entertainment, children's activities, diversity, new/updated/dated homes, nice neighborhoods, established landscape, mature trees, good size lots and whatever else you may need in Plano 75093. Stay close to DNT & PGBT intersection and you'll be in the heart of DFW.

Sounds like you already got your answer, but as someone who used to make exactly that commute in the past (Southlake to near 635/DNT), I also strongly recommend West Plano. :-)

$4000/month....I would try West Plano/Castle Hills/Coppell.

Southlake...you're right..one of the most expensive areas in the city. So there are places to lease, but perhaps not many and they will be older and dated.

Trophy Club is almost across the street from Southlake...so I don't think you should feel isolated.

Yup.
Now the upper side of that budget will get you some small, dated homes (I just looked), but there are a couple ok ones.

Please be aware that the cheaper homes are a bit of a trek to the Tollway. It doesn't seem like it from a map, but going east/west on surface streets in Plano can be a nightmare during rush hour.

I live ONE MILE east of the Tollway, and it's taken me 10-20 minutes before.
