But would you agree that corporate welfare, a.k.a. tax breaks, are a big consideration for corporations looking to relocate?

I bought a couple years back, and even then many people were saying that prices couldn't go any higher and it would be foolish to buy. Many people don't realize that property values generally go consistently up for decades, especially in major metro areas. It's doubtful the 10+% annual growth will continue, but it's a good bet we will have at least 5+% annual growth for many years to come, barring a major recession or disaster.

Personally I hope to ride out the increase in my home's equity for a while, then cash out and move somewhere less expensive, where I don't have to pay the high property taxes.

I promise DFW Airport played a role in Toyota choosing Plano. There are three daily flights from DFW to Japan and flights to pretty much every tiny town in the US. Thats something NC cannot offer. They have Charlotte, but they have no flights to Asia. Atlanta is really the only other place in the South that is a serious contender for corporate relocation. Even Houston pales in comparison to Dallas and Atlanta unless its energy related.

Do you mean nonstop?

I can tell you from first hand experience that you can fly from Charlotte to Asia.

Nonstop is what matters. You can fly 1 stop to Asia from any podunk towns in America.

Have you checked the number of non-stop flights from LA to Japan? And the duration compared to dfw? (from LA it is long, from DFW it is borderline unbearable)
