We're especially curious about North Dallas, the actual neighborhood around 635 between 75 and the tollroad. It seems to fit what we're looking for with regards to Plano schools, but still being (relatively) close to private Catholic schools that we're applying to currently. We're somewhat familiar with Plano and all it has to offer, but want to be as far south as possible, while still considered PISD. Does anyone have actual experience in this area? We've looked online, but that isn't the same as getting a local's perspective. Who lives there? Crime? Diversity? Ease of commuting to Irving? Ease of getting around locally? Amenities? TIA!

Its nice but you should look at far west Plano, its nicer, property taxes are lower and more community feel being in West Plano bubble, not only PISD. You get Plano city, park & rec, library and emergency services, way superior than Dallas services. Its 75093 and neighborhoods feeding to Barksdale Elementary are as south west as possible in Collin as they border North Dallas. You'll have easy access to Toll way, 190 and 121, not far from 635 either. Barksdale is a fantastic school and feeds to coveted Renner< Shepton<Plano West. You can use local roads (Marsh, Midway, Parkwood, Preston, Ohio/Hillcrest) for private schools.

North Dallas- the actual neighborhood around 635 - is nowhere near Plano ISD. It's zoned to Dallas ISD or Richardson ISD around the Hillcrest/Alpha area.

Did you mean Far North Dallas zoned to Plano ISD? That is south of George Bush by the tollroad?

I'm a little confused if you have the school zone wrong or the neighborhood name wrong. Like what zip codes are you asking about?

If you are wanting PISD, absolutely live in Plano (or Richardson if zoned PISD) over Dallas. As UnfairPark said, the Plano city services are far superior to Dallas.

*I think you can find most of the information on the internet. Most of my neighbors are Caucasians in their late 40s, early 50s, however, the guy on the west side of my house is from Vietnam.

Crime?
*No sure, I don't feel unsafe about the area that i am living.

Diversity?

Ease of commuting to Irving?
*When i first moved here, i took the tollway a few times, left home around 840am, arrived in Irving around 25min. these days, i am too cheap to take the tollway(PGWB). Instead, i take ohio/hillcrest, go south, make a right once i get to 635 service rd and take 635 westbound to reach Irving. IMO, even though the speed limit on Ohio/Hillcrest is lower(35mph) compare to Preston, but there is also less traffic, so you typically don't stuck in traffic for a long period of time. I leave for work around 845am, takes me about 35minutes to get to Irving if i don't take the tollway. On my way home, around 420pm, kinda the same thing, just in the opposite direction, the traffic on 635 eastbound gets a bit heavy around 430-5pm, but thats just the price i have to pay if i don't want to pay to take the tollway, so.
Word of caution, don't speed if you drive in Plano, lots of cops here.

Ease of getting around locally? Amenities?
*Very convenient in my opinion, lots of restaurants, grocery stores.

Are you asking about a generic "North Dallas" whose meaning has changed over the years (when I was a kid, North Dallas High School was considered to be in North Dallas, nowadays the Plano boosters think everything south of 190 is "far south")? Or about the specific area "around LBJ between Central Expressway and the tollroad"?

Just as a note, actual Dallasites consider "North Dallas" to be anything north of about Mockingbird Lane. You need to be more specific. That area out by Frankford Rd. and so on is called "Far North Dallas".

First of all, there is a distinct difference between north of LBJ and south of LBJ. South of LBJ is is more akin to Preston Hollow. Going north of LBJ the housing costs go down but it's still a fine neighborhood if you are to the west of Hillcrest. East of Hillcrest and north of LBJ can be spotty; it really goes neighborhood by neighborhood. Also a lot of this area is Richardson rather than City of Dallas.

To understand this area more effectively you really need to subdivide more. There is a big difference between areas just east of the tollroad and just south of LBJ, versus Northaven just west of Hillcrest, to the Swan Lake development on the old EDS grounds (just west of Medical City), to Preston Royal area.

Or, north of LBJ, a big difference between say Vineridge Dr. on the west side of Hillcrest, and Kit Lane in the northwest corner of LBJ and Central.

As someone noted, none of this area will be zoned to Plano schools.

You do not live in North Dallas.

You do not live in Far North Dallas.

You live north OF Dallas, specifically in West Plano (75093).

Wow, you go way back! Twenty years ago some realtor looked at me like I had two heads when I said North Dallas began behind The Pink Wall.

Well, I am an actual Dallasite, born at Baylor Hospital; my mother moved here in 1947; my father in 1927.


What would you call locations like Skillman and Lovers Ln., or Inwood and NW Hwy, if not "North Dallas"?


I have ridden a horse at the Lovers Lane Riding Stables located where the Village Apartments are now. I have also ridden horses across the intersection of Belt Line and Noel Rd. I remember when the last thing on the way out of town was the Gold Bond Stamp Redemption Center on Dallas Parkway. When the Joker bar burned and was replaced by a Baskin Robbins next to the Wilshire Theater. I remember Whittle Music on Oak Lawn, and I remember when no one would have called Oak Lawn either "downtown" or "uptown". I remember the giant swimming pool at Vickery Park and Deuback's Skating Rink on Greenville Ave. For that matter I remember how long-time Dallasites laughed as they built a bunch of houses right down in the creek bed of White Rock Creek along Greenville just north of Fair Oaks, because we knew that area floods every spring; now, 40 years later, that area still floods every spring.


And I say, North Dallas begins at Mockingbird Lane.
