1) Prosper is not in North Dallas. It is North OF Dallas - a long way north of Dallas. In fact, it's not even really a suburb of Dallas, it's really more a suburb of Denton.

2) If a town pop. 20 goes to 40, that's a 100% increase.

While your re 100% correct most would still consider Prosper DFW metro area. That is probably the end of it, but I can absolutely see someone moving to the DFW area going to Prosper, just as I consider someone moving to Riverside OC metro area.

Well, Dallas and inner ring suburbs are already built out so people looking for new construction for less have to commute farther. Obviously at every given time, some town is going to be the fastest growing one. First, it was Dallas itself, then Richardson, then Plano, then Allen, then Frisco, now Prosper, soon another one until we touch Oaklohoma. By the way, Tulsa is giving 10K if you move there.

Tulsa to Dallas would be kind of a tough commute, though.

A few things:

1. You're seeing Dallas proper counter the dilemma of being "build out" by "building up." With the success of this, I guarantee several built-out suburbs are going to join in. In fact, this is being debated in Plano as we speak. Lessons are slowly, but surely being learned.

2. We're trillions in debt, so eventually the gravy train of more highways will come to an end long before the sprawl reaches the Oklahoma border. Also consider the legacy costs of all of the roadways we currently have.

3. Tulsa is shooting itself in the foot. They could instead be investing that into their own city by making it more attractive for outsiders. Bribing people isn't going to work in the long run.

Prosper is great, got allot of potential. School district received top marks in the most recent grades from the TEA. Easy access right up DNT and 380. 30 minutes from DFW. Great community with tons of professionals. Up and coming next to Frisco. Major developments in process. Great time to get in early....

Great time to get in early? That ship has sailed. 30 minutes? commute times are only getting worse. You are far from even Plano and Richardson job hubs, your location eliminates Dallas and Irving job access unless you want to spend hours on the roads. You can’t send kids to private schools or local universities.

It’s a nice town but really limits your options for almost everything and once homes start aging, buyers would see these issues more clearly.
