I am new to the city but as the Frisco housing market is booming, thinking of buying a new house. My job is in Irving, so commute is a little concerns. Why Frisco - because of the great schools.

Help needed in -

1. Builder Feedback.
Checked Toll brothers but they are very expensive. Also checked Grand, Drees, American Legend, First Texas Homes, Lennar/Village builders and Darling. First hand feedback on any of these builders would be appreciated.

2. Points to negotiate for pricing and how much will the builder be ready to negotiate given that it is buyers market.

3. What points to check when looking for the house. One of my friend told me to look out for the Power lines nearby the house and if yes, then it is big no-no. Any such suggestions would be great.


My Budget - ~500K
Dont need big house but at least 3000 sq ft, with backyard and media room.

You wont' find a 3k sqft new build in Frisco for 500k.

Frisco schools are good, but they're not that good. And take that from someone that lives in Frisco. I would never live here and commute to Irving. I really think you need to look closer to where you work and possibly scratch the idea of getting a new build. There are lots of good schools all over DFW.

That being said, out of the builders you listed I would recommend going with Drees, Darling, or Highland (even though you didn't mention that one). I've seen mixed review about the others and you really need to search the forum for posts on Grand.

Look in Coppell or Flower Mound. Good or better schools and closer to your job.

+1 to this suggestion. I don't know if there's as much "new" inventory, but you should be able to get something relatively new and save so much time, money and effort in your commute.

Plus, if you've seen the garbage they're permitting to pass as construction around here lately, you might want to think again about "new = better". A very good friend of mine pushed forward with a new home and the punch list his inspector came up with was 20 something pages long. The inspector even said that he sees stuff like this every day now - regardless of builder.

Very true. I think homes built up to around 2012 were ok. After that, the housing boom has been in effect here in NTX and quality has gone downhill as builders struggle to get homes finished as fast as they can.
