I recently signed a home where the inventory home had study room option instead of dining . I was in the same assumption and did not notice new builds no longer have that option . Only the difference is the formal dining room has an entrance from kitchen to dining and does not have french doors installed .

Its been a month now i signed the contract and realized about this . I brought this to my sales rep and he said closing the kitchen door and installing a french door would be an easy task for a contractor and could be completed in around 2000 dollars . Earlier option to flex dining to study is around 3k if it has to be done by builder .

My biggest worry is that , if i close the kitchen link to dining and add few extra feet of dry wall and a french door , will it void my warranty in any way . Sales rep says NO it wont but would like to know the thoughts of you guys

I am a first time home buyer and sorry if this question sounds silly

See if they can just build you a cased opening the size of either a standard double set of French doors, or a single French door (depending on the room). Buying doors that are a standard size and installing them yourself is a simple DYI and not nearly $2,000.

thanks for the reply . Unfortunately they dont . Meritage is the builder .

Does adding a sq foot of drywall and french door installation voids warranty in any way . Also , I am considering to close the passage or have a door to kitchen

No idea about the warranty.

If you close off the door to the kitchen, it will never really be a dining room again, which *could* affect resale.

If you add doors and close off a room, you may need an intake vent as well for HVAC, pressure build up reasons.

I wouldn't close it completely off from the kitchen. If you add french doors and a regular door, your warranty should not be affected but I'd call them just in case rather than relying on internet advice~!

What about a new house warranty would be affected by making a change to drywall and framing in a door (or changing from a door to a cased opening, I can't quite decipher the original question)? Those warranties (which are mostly going to be worthless, anyway) are mostly about appliances and fixtures anyway.


Personally I would have the people building the house do this, not come in immediately afterwards.
