Hi everyone,
We are thinking in moving into Mercer Crossing at Farmers Branch, just outside of Dallas. We wanted to know your thoughts about the neighborhood, schools, if it a good value, investment, etc.
Me and wife are a family with 4 kids 2 year an 3new borns
We know the area is development.
What do you think of it vs Hackberry Creek?

Even though they are not far apart, Hackberry Creek is a MUCH nicer location. I’m not familiar with the Mercer Crossing development but the area around it isn’t great. It’s immediately surrounded by office parks and light industrial. Not much of a “neighborhood” feeling. Just south of it is a really rough stretch of Royal Lane to the west of 35 (a known area for drugs, traffiking, and prostitution). I can’t imagine that crime doesn’t spill into the surrounding neighborhoods to the north because it definitely spills into the surrounding neighborhoods to the south and east.

I agree that Hackberry Creek is much better. It's also closer to shopping, restaurants, etc. Mercer Crossing has nothing really close to it.

Schools in Hackberry Creek are Irving ISD, which is good through elementary school. You'll be fine for 10 years until your oldest finishes 6th grade.

I can only give an opinion about Mercer Crossing.

Pros:
- Affordable new homes
- Master plan includes, amenity center, pond, mixed-use development, amphitheater, trails
- Good elementary schools
- Low crime. Farmers Branch police are excellent and have some of the lowest response times in the metroplex

Cons:
- New development, so not insulated from the industrial feel yet.
- Middle and high schools are mediocre
- You have to wait for the extra perks to be built
- More urban feeling due to the office and industrial parks

Hackberry Creek would be my preference. However I would also focus on La Villita in Las Colinas — tons of young families, good schools and new housing stock
