Hello,

We are just beginning our home search and looking for a very knowledgeable and experienced realtor who focuses on Lakewood/ the Northeast suburbs of Dallas. We are going to be first time home buyers looking to buy a house to start a family and at least put our first few kids into elementary school before potentially moving elsewhere (7-10 years). We are looking to interview agents who will be patient with us and able to explain the differences among neighborhoods and school districts (as it relates to home value, pros and cons, anything to be aware of, etc.) as we are not from the area originally. Well, Lakewood is very different from the northeast suburbs (by which I suppose you mean Garland, Mesquite, east Richardson, Wylie, Sachse, etc.) Everything about the areas is very different.

I'd suggest two (or more) different people. Agents working outside their area of familiarity tend to be ineffective.

Whoops! I did not mean northeast suburbs - I actually meant the northeast pocket below 635 - the RISD neighborhoods.
Fearing we are priced out of Lakewood, we mainly want to understand the differences between White Rock Lake, Merriman Park, Moss Haven, Lake Highlands, Northlake, Wallace, and Skyview elementary schools. Based on this forum and asking random agents at open houses it seems like the first four are more desirable and the last three are less so (though I've seen listings reference Northlake as highly sought after). Yet homes with similar specs online are being listed at the same price point across all of these elementary school zones - why would we pay the same price for a house zoned to a less desirable school? Are there differences among the neighborhoods to consider? Which areas are likely to see the most appreciation over time? These are the types of questions we would be asking. Thank you.

I live near the Wallace attendance zone. White Rock has the fewest amount of students coming from the multifamily complexes. Moss Haven, Merriman Park, and Wallace are good schools and have a mix of students who live in the single family residences and apartments. Enrollment at Northlake and Skyview is dominated by the multifamily complexes. In the past there have been a good amount of transfers from Northlake or Skyview over to Merriman Park or Moss Haven. Many also go through the private school route, St. Pat's, Highlander, Schofield, White Rock North.
