I don't really disagree with you, but I can't read this post without thinking of the "Softening in RE Market" thread on here that had years worth of posts from some (crazyforger, etc.) arguing that DFW real estate was overpriced and in a bubble. That was 2019. Prices are around 40% higher (or more) since most of that thread and with changes in interest rates, the monthly payment for the same purchase is probably about double.

What happened during the pandemic has changed this world permanently. The possibility for a correction in DFW in the next 2-3 years is low.

This is the problem. That cultural mindset needs to change (and by whatever means necessary if you ask me). This is the entire cause of our screwed up economy, and the very people who contributed to it are the ones to blame for all our economic and inflation problems. They should be paying for that inflation rather than all society.
