Has anyone bought, or know someone whose bought some new/luxury construction south of I-30? There are great attempts at gentrifying/redeveloping neighborhoods other than Kessler Park (e.g. South Dallas/Fair Park, or near the Dallas Zoo). I am curious do any natives of the area envision themselves buying some of the nice new product that can be found in South Dallas/West Dallas/East Oak Cliff or is it generally transplants that don't fully understand where they are buying?

I have friends in a new build in Kidd Springs. They’re from Dallas and love it there- very nice house, too. I also know some people in the gated areas off Forney. They are there more out of economic circumstances and a lack of familiarity with the region. I wish I knew some of the people buying in “the avenues” - some super cool houses going up there and as I’ve said before- you are basically guaranteed a spot at TAG.

I agree. Bishop Arts/Kidd Springs is definitely gentrifying, but the surrounding area is still iffy. Most of us who know DFW well would hesitate to buy there right now.

Most people who know "DFW" well would hesitate. Most people who know Dallas well wouldn't.

Nah- the neighborhood I was referring to is east of White Rock creek and south of 30 (“off Forney”). I’d buy south of Bishop Arts if I was in the market- Wynnewood and Elmwood are hot. I know people there too, but there aren't really any new builds which was the question.

Oh I didn't know Townview took neighborhood students also. That is a game changer.

Most of the natives of the area may not afford those new houses. Many houses were bought by investors and perhaps some young couples who like the nearby train stations and city life.

No, that’s not how it works- TAG takes a percent from each neighborhood, but no one from that area has applied in many years.

Ahhh, thanks for the clarification. DISD has changed so much from when I graduated 20 years ago. There are some very interesting and innovative school choice options now. TAG at townview existed, but was nacient.

I think you mean northern DFW suburbanites would hesitate to buy there. Last time I went to Bishop Arts, it seemed pretty well occupied, which means someone is buying there. And I don't think it's all out-of-staters.
