Hi folks,

I'm dealing with a nightmare cabinet company my insurance company recommended and we have put up with endless issues from the wrong sized cabinets installed which led to new countertops which didn't fit the cabinets but today one of the workers who had painted the walls was back to do the plumbing and I found he has walled over a live electrical outlet in the bathroom! Now its obvious these guys are not professionals and the company clearly subcontracted to cheaper people but if they do cabinet work which means putting in new cabinets and reinstalling the sinks and counter top does that require a permit from the city of Dallas because now I'm really worried

And do I have any recourse for this shotty work?

Thanks.

EDIT: They also installed new flooring with a heated floor.

No, that would not require a permit.

Dallas does not appear to require permits for the basic remodeling however there might be elements of the project that would require a permit. For example the actual plumbing might force the need for a permit depending on what is being done. Also the new "heated floor" work might also have required a permit.

The best action at this point, with regards to permits, is to contact the Dallas Building Inspections department and discuss your work with them https://dallascityhall.com/departmen...ges/index.aspx . Make sure you have on hand a description of what is being performed to include any plumbing and electrical work including things as simple as moving an outlet.

Dallas does allow a homeowner to perform all work on their own homes with exceptions such as electrical work. However that does not negate the need for permits it just means you as the homeowner can obtain permits. For contractors working in Dallas to obtain permits they must register with the City.

Your recourse for any shoddy work is going to depend on your contract terms with the company performing the remodel. For that you would need to consult an Attorney.

Unless they are doing electrical or plumbing work a permit is not required.
